BMC wants powers to penalise builders charging for super built-up area
TO CRACKDOWN on builders charging flat buyers for the super-built up area in the building in addition to the carpet area, the Brihanmumbai Municipal Corporation has sought permission from the state government to allow them to penalise those flouting norms.
The civic body has also added a condition in issuing the Intimation of Disapproval (IOD) stating that builders can only charge buyers for the carpet area only and not super-built up area.
In a meeting held between leaders of political parties on Monday, a decision was taken to this effect. Mayor Shraddha Jadhav said that though a government resolution about the same has been passed, it is not implemented. “IOD will be sent to offending builders by the corporation. This is the maximum that the civic body can do in this regard. We need more powers to take action against those not following norms,” said Jadhav.
It is mandatory for builders to charge only for the carpet area and not super-built up area that includes area for the parapet, podium, staircase, elevator, garden etc while carpet area is the actual usable area which the user gets to use.
Standing committee chairman Rahul Shewale said, “The corporation has no right to act against builders who charge for the super-built up area. We need powers through which we can either file an FIR against such builders or blacklist or fine them,” said Shewale.
He added that registrations of buildings with the civic body will be taken up more seriously than it is at present.
